Work Process

01 Interview


In order to start things off as efficiently as possible, we hold an initial interview in order to obtain all the information we need from you. This conversation should mark the beginning of a relationship of mutual trust.

This initial interview is divided into four parts:

1.- Location: The Costa del Sol is made up of a number of diverse towns and regions, each with its own idiosyncrasies. If necessary, we will help you decide which locations best suit your preferences.

2.- The Property: What does your dream property look like? Think about the particular type of property, number of bedrooms, size, orientation, shared spaces, etc.

3.- Your Lifestyle: Getting to know your hobbies, interests and tastes will help us to find a property that suits you.

4.- Budget: How much do you wish to spend on your property?

02 Presentation of Information


After the interview, we’ll have all the information we need about your needs, preferences, tastes and budget. This means that we can start looking for your ideal property, analysing all the available options, both on-market and off-market.

At this point, we’ll provide you with all the necessary documentation regarding the process of buying a property in Spain.

Furthermore, we’ll help you to get to know the area a little better by sending you a dossier with the locations of the various regions that make up the Costa del Sol. This will help you to get an idea of the location of the candidate properties.

We will start sending you information about products that we think may be of interest to you, so that you can analyse them further.


03 Property Selection


Once we’re looking at properties that we deem of interest to you, it’s essential that you let us know what you think so that we can start making decisions together.

We will commission an audit on properties that we consider serious candidates. We will contact their owners or representatives and request all necessary information: technical, legal, town planning, etc... This will allow us to analyse the properties and make sure that they match all your requirements.

Our team will visit all candidate properties, so that we can verify the information provided and resolve any questions that might arise.

04 Inspection Trip


Once we feel that we have a sufficient number of candidate properties, we will start preparing your Inspection Trip.

We recommend that this trip should last no less than three days. We can advise you on your accommodation, plus any activities you may wish to include in your trip. We will coordinate the details of the trip with you, and send you a Travel Agenda with all the tasks that need to be completed. We will pick you up at the airport upon arrival and take you back to the airport at the end of your trip. You will be assisted throughout by a member of our staff who speaks your language.

During your stay, we will visit regions of the Costa del Sol, as well as the candidate properties themselves. We will also hold a meeting with our legal department and, if necessary, with our technical department, in order to answer any questions you might have.

05 The Purchase
 
 

The most important moment of the process has arrived. After all the groundwork we have carried out, we must be completely clear about which property is the one to be acquired, and this decision means that we will have to enter into negotiations.

It is here that we bring all our closing skills and experience to the table.

The Realtop Spain team will always look out for your best interests, and never the interests of the seller. As experts on the Costa del Sol, our team knows how much properties are really worth, and how far a price can be negotiated.

It is standard practice that you engage the services of a lawyer to represent you throughout the final purchase process.
